To us Property Management is not just collecting rents. Our job is to do all we can to ensure that your very valuable property is properly maintained and improves in value so if you decide to sell you realise the maximum possible gain on your original investment.
We are fully licensed with qualified staff and are members of the Real Estate Institute of the ACT.
We advertise your property in our Office window and across multiple sites on the internet.
Prospective tenants are thoroughly checked and you are kept informed on progress. We require references and employment details from all applicants. We won’t put 'just anyone' in.
Prior to letting we undertake a detailed Condition & Inventory report covering all aspects of your property.
Tenancy agreements are completed by us and a copy forwarded to you for your records.
We collect a security bond from the tenants, and submit all necessary documentation to the Office of Rental Bonds.
We direct deposit your funds to your bank account so you receive them sooner.
We pay all accounts on your behalf including insurance land tax, rates and water and sewerage etc.
Inspections are conducted after the first month of a new tenancy and then twice more in the first year. Periodic inspections are then carried out every 6 months.
Written inspection reports are provided to you after every inspection.
We review the rent annually in accordance with market trends.
.At the end of each financial year you will receive a financial summary to assist in preparation of your tax return.
We organise maintenance and repairs and obtain quotes and check work as required.
