Accurate data about Flagstone Estate (8km from Jimboomba) is an elusive commodity for the popular real estate web portals, or so it seems. Apparently all the data should be tipped into the melting pot, and become one big amorphous mass culminating in an average sale price, that’s as far removed from reality, as Chopper Reid is from political correctness.

When we consider the range of land sizes, house sizes, house ages, construction types, infrastructure and relative importance in regional planning, it should come as no surprise that the Flagstone Market behaves differently to the greater Jimboomba market. After all there are several “micro markets” around Jimboomba, Flagstone being just one.

With this in mind, we have put together a snap shot of what has been happening in Flagstone in the 12 months ending 30th September 2012. Agent Insight - Flagstone (Part 2)(12 mths to 30/9/12)

Yesterday, we put together a snap shot of what has been happening in Flagstone in the 12 months ending 30th September 2012, which gave an indication of sale price bands, broken down by land size and house size (or more accurately the number of bedrooms and bathrooms).

Today, the information is more specific. We have taken those same categories and produced average sale prices, again looking at the sales from a land size and also house size.

So for example, $385,000 is the answer to the question “What might an average 4 bedroom, 2 bathroom family home sell for in Flagstone, based on recent results?”. We have also included the highest and lowest sales results, in recognition of the fact that not all homes are equal!

Interestingly, the price spread (difference between the cheapest and most expensive homes) in that 12 month period is relatively large ($285,000). This is perhaps surprising when we consider that Flagstone is a relatively new community (less than 20 years old) and currently has 1150 homes (approximately).

Fire Ant Eradication Program

Community Engagement at the Biosecurity Queensland Control Centre (BQCC) has been developing partnerships with Real Estate Agencies across South East Queensland since 2002 so that new owners and tenants in Fire Ant Restricted Areas are:
   *  aware of their obligations under movement control regulations;
   *  aware that officers from BQCC may need to access the property to carry out periodical treatment and surveillance of all outside areas.
We are happy to help develop awareness of this environmental danger to our community. Please link to our Fire Ant page which can be found under "Local Information" for further details.
