4213 Individual Suburb Profile

Bonogin:

The acreage suburb of Bonogin covers an area of 35 square kilometres. 2001 TO 2006 saw population growth of 21%. Households in Bonogin are predominately couples with children and the average age for the area is 40 – 49 years. Over 90% of the homes in this area are owner occupied and the current median house price is $559,000. 2007 saw the most market action with over 140 houses being sold in that year while in 2011 just over 40 houses were sold.

Mudgeeraba:

With a mixture of residential and acreage lifestyle Mudgeeraba covers an area of approximately 26 square kilometres with a diversified population. It is interesting to note that with a 20% growth from 2001 to 2006 this was comparable to Bonogin. One fact that differs from the other 4213 areas is the predominant age group which in Mudgeeraba is 10 – 19 years. This indicates there are a high proportion of families with children in this area. Also interesting is the fact that 67% of houses are owner occupied showing a higher level of rental properties in the area. The current median house price in Mudgeeraba is $462,500. Sales in 2003, 2004, 2006 and 2007 were around 315 compared to about 140 in 2011. Once again this demonstrates a downturn in the our industry.

Tallai:

Once again there is a mixture of acreage and residential properties with a higher proportion of acreage properties compared to Mudgeeraba. Tallai covers an area of 14 square kilometres and growth from 2001 to 2006 was 10% which is substantially less than Bonogin and Mudgeeraba. Predominant age group for Tallai is 40 – 49 years. Tallai once again is predominantly owner occupied with the equivalent percentage period being 87.2%. It is more difficult to predict a median price for Tallai due to the variance in property types in the area. Median prices in the past have varied from $500,000 to $5,800,000! 2003 was the boom year for Tallai with 135 houses sold compared to 16 in 2011.

Worongary:

Worongary covers an area of 16 square kilometres and has the lowest growth indicators for the period 2001 to 2006 being 4% during that time. Predominant age group is the same as Tallai and Bonogin at 40 – 49 years with 83% being owner occupied. Median house prices are currently around $500,000 due once again to the mix of residential and acreage properties. 2003, 2006 and 2007 were the best sales years for Worongary with between 140 – 180 houses sold. Just over 40 homes were sold in 2011.
