My name is Pam Orange; I have been a resident and business owner in Port Macquarie since 1983.
In 2006 I re-entered the residential rental market. Realising the changes to the tenancy act which are geared in the tenants favour, I like most property investors chose to use a property manager.
My biggest mistake was offering our properties to small sales orientated real estate agent that I had known for many years, thinking they would closely monitor our investments.
Within a short period, problems started to surface and I realised that the staff were not sufficiently trained or experienced in Property Management to deal with our problem tenants.
After giving the tenants termination, apart from the rent arrears and property damage, I found that regular inspections of the property had not been completed, they never paid their water bill and further investigation found that the agency had not checked out their references properly prior to signing the lease.
In conversation with Alice Wong (Elders) she suggested that I seek advice from Robyn Gleeson Director of Elders Property Management.
At first, I felt my original agent should sort this matter out, but I became convinced that they did not have the experience, training or knowledge to handle my problem.
Reluctantly I asked Robyn for assistance and transferred our properties over to Elders. Within a short time they had managed to remove the "TENANTS FROM HELL."
The difference between a professional property management team was very refreshing.
Elders have a great team, a new breed of Property Managers introducing quality service and expertise to their clients. All members showed concern; communicated well and showed energy and efficiency to get the job done.

I have had a property listed for holiday rental for the last 9 years, most recently with Elders Port Macquarie (since they took over management from Laing and Simmons). Over that time Matt Day has proven himself to be very professional and in my view, a stand out Property Manager compared to his peers.
The secret to Matt’s success comes down to getting the basics right – timely communication, effective judgement, and empathy for both the landlord and tenant.
As an remote landlord, I need to be able to take comfort in knowing that my property is in safe hands, and that I can trust that my Property Manager is a person who can make reasonable and balanced judgements. There have been a couple of instances over the last year where Matt has been required to exercise timely judgement, and he has closed the loop to explain the rationale that he employed in his decision making process. From my perspective, Matt has demonstrated sound acumen and I am most appreciative of his management abilities.
More recently, I have decided that the time has come to dispose of my property, and Matt is working collaboratively with the selling agent to support this outcome. "We have been renting this property, managed by Elders, for over five years. Initially we found it rather difficult as we had always owned a home and were not familiar with the rental process. It was intended as a temporary measure after the sale of our home in Dent Crescent, but because of my husband's health problems, it has been wiser for us to remain as permanent renters.
It was quite a difficult adjustment as we found that as renters we felt we were often treated as "second class" citizens. Although some of the staff at Elders were courteous and helpful, it was not always the case .
