The main purpose of Tax Depreciation is to save you money. Tax Payers can reduce the amount of tax they pay by offsetting depreciation on their assets against their taxable income.
Generally, property investors pay too much tax and do not capitalise on the tax depreciation advantages available to them. In fact, research shows that only 1 in 5 of all property investors fully utilise the advantages of their investments to maximise their legitimate tax depreciation deductions.
For an investment property you are able to claim depreciation on the building itself (Capital Allowance) and the fixtures and fittings of the property (Plant and Articles).

What the pool safety laws mean for Landlords
Under the new swimming pool safety laws:
■ A pool safety certificate, issued by a licensed pool safety inspector, is required when selling, buying or leasing a property with a pool (pool safety certificates are valid for one year for a shared pool and two years for a non-shared pool)
■ The pool safety standard applies to all pools associated with houses, units, hotels, motels, backpacker hostels, caravan parks, mobile van parks and other forms of short-term accommodation
■ The pool safety standard applies to indoor pools as well as outdoor pools
■ All swimming pools need to be included on the state-based pool safety register by 4 November 2011
■ Safety barriers are mandatory for all portable pools and spas deeper than 300 millimetres.
If a building such as a home, unit or hotel room is within the pool fence perimeter, it needs to be fenced from the pool. This includes buildings with living areas such as games rooms. Toilet facilities and change rooms may be located within the pool area, but these structures must not provide a thoroughfare into the pool enclosure from outside.

Smoke Alarms & Safety Switches Save Lives

Meeting the new regulations is not as simple as installing or knowing that smoke alarms and safety switches are installed in your rental property/s. These are highly complex issues involving high degrees of understanding of State Government Legislation and all relevant standards and codes including health & safety and maintenance obligations under the Residential Tenancies & Rooming Accommodation Act [RTRA Section 185(3)] from which lease agreements are bound. If a rental dwelling is not smoke alarm and safety switch compliant; or you do not fulfil legislative compliance and ongoing servicing requirements, a Landlord would be in breach of his or her legislative obligations. All home owners should not risk financial ruin for the minimal cost of smoke alarms and to regularly check and maintain their smoke alarms”.

RTA Water Legislation

By far the most talked about piece of legislation in the Quensland rental sector, has been the Water and Other Legislation Amendment Act 2007, which allow lessors to pass on 100% of the water usage charge to their tenants after 1 April, 2008.
There are certain criteria which must be met for the property to adhere to the RTA's guidelines for a water efficient property.
