Despite a late and dry start to many areas across the vast wheatbelt
region of Western Australia, good July rains across all districts have
given crops a very good start. The northern wheatbelt is particularly
good and, even at this somewhat early stage in the season, is almost
assured of a good crop. Given most areas throughout the wheatbelt
are now looking good, confidence is similarly good and should
continue to grow with more August rains predicted. If they occur, this
confidence should materialise into good interest for premier grain-
growing country. Already Elders has a good catalogue of cropping and
grazing farms listed for this spring selling season and early
indications are that they will be met with solid interest. And at this
stage, values should remain consistent with last season's values. On
offer will be several large cropping farms from 16,000 to 25,000
arable acres with wheat yields around 2 tonnes and an expected
price range from $450-$550 per arable acre inclusive of
improvements. Good farms from all districts will also be on offer and
they will range from $200 per arable acre per reliable 300 mm
rainfall, to $1,100 per arable acre for 500 mm, frost free, 3 to 4 tonne
wheat country.
Across the huge pastoral areas, most areas are enjoying a good
season with all livestock in good order. On offer and set for auction
on 30th September is the well known Brickhouse Station & the
adjoining Doorawarrah Station. Brickhouse & Doorawarrah are two
premium adjoining Gascoyne River stations located at Carnarvon on
the Central Coast of WA. Combined, they uniquely present 120 km
double frontage to the Gascoyne River, have 60 km of ocean frontage,
have highway and main inland road frontages. Totalling 445,000
hectares of primarily alluvial delta country, 9,000 large cattle units &
sheep, each station also musters 10,000 goats annually. Also set for
auction on 18th September is the very good sheep station on the
western fringes of the Nullarbor Plain, Arubiddy Station. Arubiddy of
approx 850,000 acres is offered with 20,000 very good merino sheep
including lambs.
Overall across WA, confidence in the rural sector is good and further
to that is the news that activity in the regional residential sector has
been solid, with residential values consolidating at values not far
below those of a year ago.

The rains of past weeks have created renewed confidence in the
season. In some regions, a late winter rain and spring showers will
see excellent grain yields. Fodder production in the southern regions
will be heavy, with prolific grass growth expected.
The challenges however have not disappeared for all. Dairy farmers,
particularly those reliant upon irrigation, are under severe pressures
with mediocre opening prices and negligible water.
The embargo placed on New South Wales water trading will mean an
increased temptation to trade off water in Northern Victoria,
furthering the negative production in this very important food bowl of
Australia.
It is amazing that talk of interest rate rises has surfaced in such a
short time. It only seemed days ago that the doomsayers were front
page news. Pleasingly, the signs of recovery are strong, and Australia
has emerged with a graze rather than an open wound.
Overseas interest in rural property has reached unprecedented levels,
due to our safe environment, government stability and global food
supply awareness.
Rural property continues to provide a stable platform, with little
erosion of value when compared to other forms of investment.
A varied, quality selection of property will present to the market this
spring. Following a lean autumn, it is expected the supply of property
will be on the rise. I encourage all those considering selling in the
spring period to seek out professional advice on the marketing
strategies required to achieve the optimum price. With changing
market conditions and renewed global interest, it is vital that the
market is fully harnessed to create a successful outcome.
