The McLarty and Rose families recognized the ideal grazing location of Jubilee Downs and Quanbun Downs when they pioneered the properties in 1880. The present owner acquired Quanbun Downs in 1975 and
Jubilee Downs in 1987 and the two are run as one entity under the stewardship of Keith and Karen Anderson and family. The care of the rangelands and the dedication to breeding a quality Droughtmaster herd over the decades is on display when an inspection of the property and its facilities is carried out.
The enterprise is run from the Jubilee Downs complex with the Quanbun and Laurel Downs homesteads left for water maintenance facilities, there is also a low-key tourism permit for Quanbun.
The Anderson's management has been recognised by the North Australia Beef Research Council (NABRC) with Keith Anderson winning a "Producer of the Year" award, a well-deserved recognition of his commitment to the cattle industry and outstanding management practices.
The Expression of interest process.
Given the current situation with the Covid 19 restrictions the Expression of Interest will be done as a two stage process. This is to avoid the need for numerous inspections and the need to deal with regional travel bans etc.
The first stage
Initially we will supply an Information Memorandum and provide other information on request, all parties can submit an Expression of Interest that is non binding in any way outlining an estimated price they would pay in total and also the values they would attribute to each part of the sale being the lease's and improvements, the cattle and the plant and equipment including horses and tack. We will require the identity of the purchasing entity and any special conditions they may require or wish to include EG FIRB approval, finance approval, due diligence. All offers or EOIs will be subject to the normal legislative and administrative conditions The first EOIs will in no way be legally binding they will be used to assess what value different Buyers in the market place see in the offering.
The second stage
From the EOIs received a short list will be made of the strongest EOIs and those parties will be invited to inspect the properties, cattle and plant and equipment. The inspection will be timed in a manner that allows all parties to inspect. Obviously at this stage we are not aware when regional travel bans or interstate travel bans will be lifted. Unfortunately, it is suspected that international travel bans will remain for quite some time and the lifting of them will not be taken into consideration.
Following the inspection those parties that have proceeded to the second stage will be given the opportunity to submit a second EOI that can be formulated with the benefit of a physical observation of the cattle, country, improvements and plant and equipment. If an acceptable non binding offer is received the owners will instruct Elders to formalise a contract of sale reflective of the EOIs contemplated terms and conditions.
