Connawarrie (11,503 ha / 28,426 ac)

A CONTIGUOUS AGGREGATION OF EXCEPTIONAL QUALITY

"Connawarrie' is located in a desirable climatic zone and benefits from being within 130 km of the South Coast of Western Australia with a total size of approximately 11,503 hectares (28,426 acres).

Efficiency of production is the hallmark of "Connawarrie", featuring large open paddocks, long runs, easy working soil types, interconnecting lane-ways and ease of access to public roads including the bitumen Newdegate North Road.

Soil types are considered to be of a high quality overall predominantly mallee / grevillea loams and duplex soils with other areas of more mallee and salmon gum soil types.

The large, mixed farming operation of today is the result of over fifty years of dedication and expansion. Topography is generally wide, open, undulating farmland perfectly suited to cropping and livestock production.

"Connawarrie" has enjoyed a long term, sustainable cropping rotation with a large scale soil amelioration program commencing in 2001. The 2020 cropping program has seen lupins, oats, canola, wheat and barley sown by the vendors.

The Newdegate area is a highly regarded area for sheep production, with pastures able to deliver consistent wool production, strong growth rates and healthy lambing percentages.

"Connawarrie" has been recently carrying approximately 3,800 sheep although numbers have been higher in the past. Sheep related infrastructure includes two shearing sheds and five sets of workable yards with fencing maintained throughout the farm.

"Pinjarrah" is a beautiful homestead, which forms the main residence and administration hub of "Connawarrie". The homestead was extensively renovated and extended in 2010 to create a unique and large home of exception design, quality and functionality. The home features a high grade, commercial solar power system.

In addition to "Pinjarrah", there are an additional two residences utilised by employees and family members plus a employee accommodation complex.

Farm infrastructure is strategically located over the property and includes fifteen grain silos with 700 tonne combined capacity, two raised board shearing sheds, five sets of sheep yards, two main fertiliser sheds with combined capacity in excess of 500 tonnes, UAN storage tanks, chemical shed plus numerous machinery sheds and workshops.

Water is supplied via dams, soaks and scheme water. The combined capacity of water tanks is approximately 560,000 litres.

The Connawarrie aggregation has been conservatively farmed and the buyers will have access to 30 years of data supporting yields and rainfall.

The nearby properties "Duncans" a 593.28 hectare parcel with licensed gypsum mine and "Majors" a 835.76 hectares parcel may be able to be added to the "Connawarrie" parcel should it be required.

"Connawarrie" is a valuable agricultural asset and represents an outstanding opportunity. It will be sure to appeal to local buyers, established farmers looking to relocate and investors looking to either farm in their own right or lease out at a fixed rate of return.
